Landlord fees

We offer our tenant introduction service as a standard to all of our customers. Our Tenant Introduction service includes:

  • Establishing your market rent
  • Advising on current market conditions
  • Provide guidance on compliance with statutory provisions and letting consents
  • Erect board outside property in accordance with Town and Country Planning regulations 2012
  • Prepare property brochure, market the property and advertise on relevant portals
  • Carry out accompanied viewings
  • Arrange an open house event (sole agency only)
  • Negotiate offers
  • Prepare and submit tenancy agreement
  • Arrange method of payment with tenant
  • Receive and remit the first month’s rent
  • Deduct commission and any pre-tenancy invoices
  • Make any necessary HMRC deduction
  • Introduction fees per tenancy 3 weeks’ rent + VAT, subject to a minimum fee of £600 (exc. VAT) (£720 inc. VAT)
  • Room Let: 50% one month rent / per room
  • Studio apartment: 50% one month rent (inc. vat)
  • Hold & register deposit with T.D.S: £60 (inc. vat)
  • Safe & Legal checks: £150 (inc. vat)
  • Tenancy renewal: £120 (inc. vat)
  • Repeat Right To Rent checks: £30 (inc. vat)
  • Issue of Section 21 notice: £60 (inc. vat)
  • Tenant Evict Legal cover: £150 (inc. vat)
  • Cutting Of Keys: Invoice + £24 (inc. vat)

In addition to our Tenant Introduction Only service, we will:

  • Collect & remit rent
  • Prepare regular statements
  • Operate rent arrears procedures should rent not be received
  • Provide advice on rent arrears action
  • Contact landlord & tenant prior to the end of the tenancy to discuss renewal or termination
  • Give advice on current rental market conditions
  • One inspection free per year
  • Arrange check-out & provide check-out report at the end of tenancy
  • 8% (inc. VAT)

In addition to everything included in our Tenant Introduction Only and Part-managed services, we will:

  • Arrange repairs & instruct approved contractors
  • Approve contractor invoices
  • Provide a property management 24-hour emergency service
  • Investigate other tenancy related matters
  • Arrange routine inspection to the property
  • Negotiate with landlord & tenant any disbursement from the deposit
  • 12% (inc. VAT)

Termination Fee: Equal to payment of all management fees to the end of the tenancy, subject to a minimum term of 3 months + £350 (inc. VAT)

Tenancy fees

We’re clear about all of our tenant services so that you can plan ahead of your tenancy journey.

Holding Deposit (per tenancy): One week’s rent.*

Security Deposit (per tenancy): Five week’s rent if rent is under £50,000 per year.

*Please Note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing).

We know that some tenants can fall behind on rent payments, that’s why we give tenants two weeks (14 days) of arrears to pay their rent until an interest of 3% above the Bank of England base rate is enforced.*

*Calculated on arrears over 14 days late.

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s).

Invoice +£30

Variation of Contract: If a tenant wishes to amend or adapt a contract with consent from the landlord, it is the tenant’s responsibility to substitute payment per variation by £50 (inc. VAT). This cost covers the preparation and execution of new legal documents as well as the initial cost of ensuring the instructions of the landlord.

Change of permitted occupier : We know that in some cases you may need to find another tenant to fill the tenancy. If this does occur a cost of £50 (inc. VAT) per replacement tenant, is to be paid by the tenant to cover the costs of new tenant referencing, Right to Rent checks, deposit registration, and the preparation and execution of new legal documents.

Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Pre-Tenancy:

  • Application & referencing fee: £300 (inc. VAT)
  • Rent in advance payment admin fee: £24 (inc. VAT)
  • Right To Rent Checks: £12 (inc. VAT) per adult moving into the property
  • Check-out fee: £118.80 (inc. VAT)
  • Deposit: Usually the equivalent of 6 weeks rent (rent x 12 divided by 52 x 6)
  • Abort/withdrawal fee: £300 (inc. VAT, maximum fee)

During The Tenancy:

  • Amendment fee: £120 (inc. VAT) per amendment
  • Renewal fee: £85 (inc. VAT)

Other Fees & Charges:

  • Aborted appointment fee: £50 (inc. VAT)
  • Early release fee: £90 (inc. VAT) + landlord’s reletting costs
